Please read the following information carefully. You will be required to acknowledge these terms on your application.
APPLICATIONS:
An application needs to be complted (one application per married couple, if not married, one per application) and submitted with the required fee of $40 which is non-refundable.
If the applicant is a student there MUST be a co-signer, regardless of age of applicant.
Credit report is run on applicant/co-signer.
SECURITY DEPOSIT:
Security Deposit is required before lease can be prepared.
It must be paid by cash, cashier's check, or money order.
The deposit secures the rental unit available or the next rental unit to come available. After receiving the security deposit, the lease must be signed and returned with 2 weeks.
The Security Deposit is NON_REFUNDABLE if the applicant decides not to rent the rental unit.
It will be refunded, less any outstanding charges, after the lease term and the resident has vacated the property. It wil be sent out within 60 days of the lease end date.
LEASE:
All rental unites are for no less than one year.
The lease must be initialed on each item and signed by applicant(s) and co-signer(s) if applicable within two (2) weeks.
Payment for the first and last month's rent will be due and payable at leasesigning. If the lease begins on or after the 20th of the month, that portion of rent is to be paid as well as the full amount of rent for the next month. We require this firsst payment be paid by CASH, CASHIER'S CHECK, or MONEY ORDER. All subsequent payments may be paid by check.
NEED BEFORE MOVE IN DATE:
1. Application and application fee
2. Signed lease
3. Security Deposit (CASH, CASHIER'S CHECK, MONEY ORDER)
4. 1st and last month's rent (CASH, CASHIER'S CHECK, MONEY ORDER)
5. Proof of Rental insurance paid in full.
6. Tenant must set up utilities in his(her) name.
